De Bankier is a 76-meter-high residential tower with luxury city apartments in Tilburg, completed in 2023. The tower is located on the corner of Spoorlaan and Magazijnstraat and comprises 23 floors. In addition to apartments and commercial spaces, it features a parking garage that also includes bicycle storage facilities.
Due to its central location along a major traffic artery, the construction site was limited to a “postage stamp” footprint. As a result, the building process was carefully managed to minimize disruption to the surrounding area. A fully prefabricated structural shell was chosen, consisting of precast concrete walls, floors, and sandwich façade elements. These façade elements arrived on-site complete with window frames and railings already installed at the factory, allowing for efficient assembly. This significantly reduced logistical movements, enabling the shell to be completed within six months. Elements were hoisted into place daily to further limit disturbance to the neighborhood.
De Bankier is a sustainable project in several respects. The prefabricated construction method allows for potential disassembly and reuse of the structure in the future. Moreover, De Bankier is nearly energy-neutral, which is exceptional for a high-rise building.
The building is designed to be sustainable, featuring a fully brick exterior façade and low-maintenance aluminum window frames. Inside, this sustainability is reflected in the efficient energy system that draws from renewable and local sources. During the winter, the floors provide heating, and in the summer, they offer cooling. Ventilation is CO₂-regulated, and energy is conserved through heat recovery.
The windows are fitted with triple (three-layer) glazing, providing enhanced insulation and soundproofing from external noise. These windows also include heat-reflective glass that minimizes solar gain during hot summer months.
Lastly, water-saving measures and LED lighting with occupancy sensors are used in the common areas, further contributing to the energy efficiency and sustainability of the building.
